Sleeps 6 in a king and queen size bed, queen can split into 2 singles, further double, quality sofa bed in attic room. The king room is ensuite (TV) and the queen (TV) has the family bathroom adjacent to it.
In the top floor attic room, there are doors opening onto a balcony with seating where you can watch the sunset and the boats go by.
There is a laundry room on the first floor and an additional toilet on the ground floor. This has been adapted as a wet room for sandy toes and muddy paws.
The kitchen on the ground floor is fully equipped with utensils, induction hob, toaster, microwave, dishwasher, fridge and freezer. Tassimo cofee machine. It is open plan with the dining and living room, which has a wood burner and smart TV with DVD player. Both the dining and garden table have space for up to 6.
The garden is to the side of the house along the path up some steps with stunning views.
Short breaks welcome outside high season.
Parking permit arranged in Dart Haven Marina Car Park a short walk from the property and some street parking may also be available.
One small/medium dog (or 2 small) is welcome.
From the property, you can catch the ferry just five minutes' walk away to Dartmouth for restaurants, and both boutique and high-street shops such as Jack Wills, Fat Face and Joules. The ferry accommodates vehicles and passengers. From here you can visit Dartmouth castle, stunning Blackpool Sands and Slapton beach. A boat trip or the steam train will take you to Agatha Christie's Greenway, Totnes or Paignton.
You can also visit the quaint National Trust house Coleton Fishacre and do multiple coastal walks. There is opportunity to boats, hire canoes or stand-up paddle boards on the river.

Wonderful property, beautifully decorated with lovely touches making it comfortable and welcoming. Everything you need is provided, comfy beds and modern bathrooms. The views are just amazing from every window and the garden is a great place to relax whilst watching the myriad of boats go by. Kingswear has a lovely village atmosphere and the ferry is close so you can visit Dartmouth for shops, cafes restaurants and by car you can get to the stunning beach at Blackpool sands and many more places such as Bigbury and Bantham. You can take a boat trip to Greenway, Agatha Christie's summer home, and Brixham and Torbay are within easy reach too. There is so much to do we will have to return
We have just returned from a 3 night stay at Morocco house. Absolutely delightful property, beautifully furnished with a real homely feel. It has everything you could possibly need. Views are stunning and the garden is idyllic to sit and watch the boats go by in the estuary. We were blessed with glorious weather and we took a boat out to see the pretty sights along the riverside. Visited the amazing Blackpool sands beach and enjoyed the delights of Dartmouth with its lovely shops and tasteful ambience. Our dog was so welcome in every cafe restaurant shop and even in the boat. We loved the ferry crossing and steam train and we took the opportunity to run along the coastal path each morning. Wendy was so helpful during our booking and we would like to thank her for allowing us to enjoy such a wonderful break with our family and dog before returning home to finish our preparations for our daughters forthcoming wedding. Morocco house enabled us to have a quiet few days to reflect together before a busy few weeks ahead ! Thank you and we definitely want to return for longer next time. Macer family 2.7.19
We had a lovely week staying in Morocco House. After a long journey from Kent, we immediately felt relaxed in this beautiful house. It's very tastefully furnished and comfortable, with amazing river views from every room. We were very lucky with the weather and spent quite a few evenings in the pretty garden watching the boats on the river. It's so easy to get over to Dartmouth on the car or passenger ferry, and the station at Kingswear with its steam train is a great day out. If you like walking, there are some gorgeous coastal paths to follow. Dartmouth has lots of small independent shops, cafes and restaurants, but you also have the kitchen at Morocco House which is very well equipped to make a meal. We would have no hesitation in recommending this property.
The property offers everything you could possibly want to enjoy a home-from-home break and escape from the rat-race. Lovingly presented, to the highest standard throughout, with a pretty garden to boot! Scenic and characterful, with amazing views from almost every window, and equipped with all the mod-cons expected in 21st century living. Kingswear is quiet but access to the vehicle &/or foot ferry to Dartmouth is right on the doorstep. There you'll find plenty of opportunities to wander the pretty cobbled streets and long riverside promenade, with eateries and watering-holes a plenty, lots with fantastic views & outside seating. Further afield Blackpool Sands, Slapton Sands, Torcross & Broadsands all provide amazing beaches. NT Greenway House & the steam train are lovely for a cloudier day with Salcombe also being close enough for an explore too. Thanks for providing our 'safe harbour' Wendy - we will be back!! The property is idyllic, very well appointed, and 10 seconds from the ferry, 10 seconds from the local pubs. Great parking arrangement, very thorough and constant liaison with owner to ensure all details are considered. Very beautiful location, and very peaceful, with a lovely garden with an enclosed annex to enjoy the view. Brilliant.
It was a really great break, and would recommend to my family and friends, and we really loved it, thank you, and hope to return.90% of pubs, restaurants were so dog friendly, a real benefit for Marlo the Labrador who had a terrific time.
Morocco House is absolutely delightful. From the moment we walked through the door we knew we had chosen the right house. Home from home, with everything we could possibly need. Spotlessly clean and beautifully furnished. Car parking was easy and we loved using the ferries and steam train to get around. We visited many places during our weeks stay and also made good use of the fabulous coastal path and the lovely garden. There are many restaurants in Dartmouth and the ferry runs till late so no problem getting home. The local pub is great too. If you arrive early Coleton Fishacre, National Trust, is a great place for a look around and tea and cake or lunch. You can also walk there from the house! Our hosts were lovely and very helpful and it was clear they really wanted us to enjoy our stay. This was a fist class holiday and we will certainly return to the area and will definitely be booking with Wendy and Mark.
We are just back from a 3 night break with our 3 yr old daughter. We absolutely loved the house, it was so comfortable and had everything we needed. The views are fantastic particularly from the 2nd and 3rd floors! Sitting with a drink unwinding after a days exploring on the top floor was magic watching the boats come in and out. Added bonus was the garden which also had stunning views of the river. Thanks for having us

Six of us stayed at the cottage in Kingswear, Dartmouth. As soon as we entered we were totally blown away and it just got better as we discovered each floor. The views are outstanding and the garden room was a totally unexpected bonus. The cottage has been tastefully converted and has everything you need. Just a short walk to the ferry over to Dartmouth as well as the station where you can catch a steam train to Paignton. We loved it here.
I have stayed at Morocco House twice now and won’t hesitate to go back. The house is wonderfully decorated and modern throughout. It’s ideally located for the ferry to Dartmouth; I prefer to be in Kingswear where it’s quieter and sunnier!
Wendy is a wonderful host......very friendly, helpful and always quick to respond to any queries you may have.
June visit to Morocco House was a welcome return after a few years away due to clear reasons.
Morocco House is a delight, that rekindled such lovely memories of Kingswear and Dartmouth. It is such a well appointed house and close to the ferry, 20 seconds in fact. Wendy, the owner, is always contactable for updates and advice, this is a holiday location that we will visit again.....and again.

Every member of our six strong party thoroughly enjoyed our long weekend at Morocco house. The location was perfect with easy access to the ferry and everything else the area has to offer. The house was spotless and we all agreed we would love to return.
Fantastic property looking across the Dart to Dartmouth. 25 second walk to either passenger ferry or ‘lower’ car ferry. Very clean and beautifully decorated with all the amenities you could wish for. Such good communications and particularly helpful sorting out car parking tickets for us in advance of our arrival. I cannot recommend this enough.
A very good property to stay in, good location, ferry handy to use to get access to Dartmouth, where most of cafes/restaurants are. Good walks, we did not need to use the car for 5 days !
What a wonderful bolt hole with glorious views! We have always loved coming to Dartmouth, this is truly the best visit yet. The cottage is outstanding complete with charm and views from every window. Every thought has gone into the needs of the holiday maker with everything you could possibly need to make the stay perfect. Our pooch Martha loved her stay too, she liked watching the boats from the top floor balcony! The wet area in the ground floor cloakroom was very useful and I imagine for winter breaks a godsend. Thanks for a wonderful stay, we have already recommended this cottage to family and friends and hope to be back soon.
