Initial payment:
Once you have reserved your holiday week you will be asked to pay the deposit of 50% of the total holiday cost, including any extras agreed. The deposit/full payment is non-refundable unless we are able to re-let the property if you have to cancel your holiday. There is an administration charge of £25 to re-schedule or to cancel your booking. We strongly recommend that you take out cancellation insurance as a minimum. The balance of the payment will be required 8 weeks before the holiday commences, if booking within 8 weeks of the start date, full payment is required. Bank details will be provided for online or bank transfers, or you can pay by cheque.
Short breaks:
We welcome short breaks please do enquire. We do not accept short breaks in peak weeks which will vary from year to year but usually follow school holidays, but please do ask and we will do our best to accommodate you.
Arrival/departure:
The arrival and departure date is flexible for Cowshed and Friday for Rock, Kingswear & St Just properties unless otherwise agreed prior to your holiday with the owners for short breaks or low season stays. The property is available after 4.30pm and we ask you to vacate the property by 9.30am on the day of departure please, subject to change. Please also telephone a few days before your holiday to check final arrangements. You will receive full details, directions and arrangements for keys when you have paid the final balance of the rental. There is an information pack in the property to help you with local information and to get the most out of your stay. Parking for Kingswear can be arranged on receipt of registration number, make and colour for your vehicle. COVID19 - we reserve the right to alter terms and conditions to reflect current guidelines, check out/in times may vary and we also reserve the right to decline/cancel bookings.
Electricity and heating:
This is included in the cost of the rental, we just ask, for the sake of the environment, that you do not leave lights or appliances on when they are not required. Please do not cover any panel heaters.
Linen & Towels:
Linen is included for all main beds. For The Cowshed and Bryher guests numbers over 2, extra cost £20 per stay, and for Sandbar/Morocco over 4 £20 per stay. Towels are not provided, except for The Cowshed & Sandbar, for all other properties please bring your own.
Consumables:
There will be a small supply of kitchen/bathroom consumables, please replace what is used for the next guests.
Cleaning:
The property will be cleaned between rentals, please leave the property as you would expect to find it, with contents clean and tidy. Please no smoking in the property.
Damages:
All damage(s) must be paid for and notified to us immediately so that we can arrange repairs or replacements. Minor breakages will not be charged. Please tell us if anything does not work or is broken when you arrive at the property and we will do our best to rectify it during your stay. If a security deposit is collected the property (all except Cowshed) will be checked on your departure and if there is no damage, excessive cleaning or breakages. it will be returned to you. £150 for Bryher, Morocco, Hollyhocks and Sandbar £250.

Internet access and we provide details of how to access this.
Pets:
Cowshed: We cannot allow dogs inside the property at the present time. We do have sheds/stables for dogs which are used to living outside, please enquire. Horses by arrangement and there will be an extra charge, again please enquire.
Bryher: 1 small dog only by arrangement, £25 per week. No pets allowed on furniture or beds or left for extended periods of time.
Hollyhocks: Dogs allowed £25 per dog per week, please check number with owner if more than two. No pets allowed on furniture or upstairs please, or left for extended periods of time.
Morocco House: One small dog allowed £25 per week. No pets allowed on furniture or upstairs please or left for extended periods of time.
Sandbar: One small dog allowed £25 per week. No pets allowed on furniture/beds or or left for extended periods of time.
Number of guests:
The property is equipped for a maximum number of people, safety and comfort is our priority here, please do not exceed the maximum as stated on website. We are able to provide a travel cot & highchair (stair gate at Hollyhocks & Sandbar) but are unable to provide cot linen.
Your details such as phone numbers and email addresses are retained for contact information and may be used to indicate future holiday offers, please let me know if you do not wish such information to be retained. No other personal details will be retained and none will be passed to third parties.
